Size and technical equipment:
The net usable area of the house is 157 m2 gross or 135 m2 net (the house is considerably more spacious than the numbers suggest). The house is heated with a heat pump, underfloor heating, has triple-glazed windows, 20 cm of insulation, and external window shading.
Furnishings & Habitability:
The house will be partially furnished (kitchen, bathrooms, and at the tenant's request, also some wardrobe) and is expected to be available to move in shortly.
Landlord's condition for concluding the deal:
- Minimum rental period of 36 months,
- The security deposit amounts to: 4,000 EUR,
- The tenant is responsible for paying part of the additional services, i.e., the drafting of the rental agreement, which includes the following actions of the agent: execution of the handover of the property and preparation of the minutes, participation in changing subscriptions, preparation and storage of photographic material, in accordance with the price list specified in the general terms and conditions of the real estate company, so that the tenant, in addition to the advertised rent and rental duration, pays a one-time fee for additional services of 2,500 EUR plus 22% VAT, totaling 3,050 EUR.
VAT is charged only on additional services, not on the rent!
