Description of business premises:
We rent new offices in a new business building in the center of Ljubljana. The modern and prestigiously built facility offers free areas with simple room adaptability to its user, as there are sanitary facilities, a staircase and elevators on each wing.
Due to the shape of the building, the premises are full of natural light, and the building achieves the highest energy class A1.
Despite the fact that the facility is in the city center, there is a large number of parking spaces available for rent, for this offices are 10 parkings reserved.
The newly built facility is located in the very center of the city, yet it has good access by car, and in the immediate vicinity are the LPP station, restaurants, hotels and all other infrastructure that the center of Ljubljana offers.
The premises will be ready for takeover and use in Feb 2024.
The premises are rented unfurnished, but it is possible to agree with the landlord also with furniture.
the costs of the building manager are estimated at € 2.6/m2 - which is significantly more favorable than in comparable facilities.

Lessor's condition for concluding a deal:
- Rental period approx. 36 months,
- The lessee must be a 100% taxpayer,
- The amount of the security deposit is: 3 months' rent together with operating costs and VAT,
- The lessee accepts part of the additional services in payment, i.e. drawing up the rental agreement, which includes the following actions of the intermediary: execution of the handover of the real estate and drawing up of minutes, participation in the transcription of subscriptions, preparation and storage of image material, in accordance with the price list specified in the general terms and conditions of the real estate company, so that the tenant pays the advertised rent and duration of the lease one-off amount for additional services EUR 13.683,00 plus 22% VAT, total EUR 16.693,26
