We are looking for a tenant for a shop in a prime location in the center of Ljubljana with the largest number of pedestrians.
The commercial space has an entrance from the street on the ground floor of 159 m2, with an additional area of 268 m2 on the first floor. The premises are currently being renovated and can be occupied in a short time. At this moment, the tenant can influence the arrangement of the space.
Lessor's condition for concluding a deal:
- Minimum lease period 60 months (long-term tenants only),
- The amount of the deposit is equal to 4 monthly rents - it can be a bank guarantee.
- The tenant must be a 100% taxpayer,
- The lessee accepts part of the additional services in payment, i.e. drawing up the rental agreement, which includes the following actions of the intermediary: execution of the handover of the real estate and drawing up of minutes, participation in the transcription of subscriptions, preparation and storage of image material, in accordance with the price list specified in the general terms and conditions of the real estate company, so that the tenant pays the advertised rent and duration of the lease one-time amount for additional services EUR 25,680 plus 22% VAT, total EUR 31,329.6.
