We are renting out the last available space in the new office building. The modern business facility offers the possibility of finalizing the space according to the wishes and needs of the tenant. Since some tenants have already arranged the space for themselves, the new tenant can find inspiration for arranging the space already in the same building. The space already has sanitary facilities and space for a kitchen.

Location:
The newer business building is located in an easily accessible location with good access to the ring road a few hundred meters away, the LPP station in the immediate vicinity and a maximum of 10 minutes' drive from the city center. In the immediate vicinity there are several restaurants with snacks, a hotel, a sports center, a post office, a public parking garage, etc.

Size:
The offices have a gross area of 252 m2 or a net area of 229 m2.

The possibility of renting an archive space of 12.9 m2 at a price of €8/m2 + VAT and two parking spaces; outside at €70/pm + VAT and in the garage €120/pm + VAT

Arrangement:
The layout of the space can be adapted to the tenant.

Equipment & availability:
The offices can be occupied within 60 days after the plans have been drawn up and the contract signed with the contractor. The landlord will not provide the furniture.

Lessor's condition for concluding a deal:

- Minimum rental period 60 months,

- The security deposit amounts to 3 months' rent,

- The tenant must be a 100% taxpayer,

- The tenant himself invests in the finalization of the space, for which a €270 fitout contribution is recognized by the landlord and a 2-month rent-free period after the completion of the space,

- The lessee accepts part of the additional services in payment, i.e. drawing up the lease agreement, which includes the following actions of the intermediary: execution of the handover of the real estate and drawing up of minutes, participation in the transfer of subscriptions, preparation and storage of image material, in accordance with the price list specified in the general terms and conditions of the real estate company, so that the tenant pays the advertised rent and duration of the lease one-off amount for additional services EUR 4,032 plus 22% VAT, total EUR 4,919.04
