A major advantage of the commercial building is its extremely low operating costs, as all costs together (electricity, gas, water, and waste removal) amount to less than 1.1 EUR/m2/month. In addition to these costs, cleaning is also paid for, the frequency of which depends on the tenant's wishes.
The building currently offers 9 parking spaces in the courtyard at a price of 50 EUR/parking space/month, and it is also possible to rent an additional 7 parking spaces for 1,500 EUR/year (17.8 EUR/parking space/month) from the Municipality of Trzin.
As mentioned above, the space is basically unfurnished, but the new tenant can arrange to purchase the furniture from the current tenant, and an agreement to rent the furniture is also possible.
The premises will be available from December 2026
Landlord's condition for concluding the deal:
- Minimum lease term of 25 months,
- Security deposit amount: two monthly rents,
- The tenant must be a 100% VAT taxpayer,
- The tenant shall bear the cost of part of the additional services, i.e. the preparation of the lease agreement, which includes the following actions by the agent: handover of the property and preparation of the handover report, assistance with transferring subscriptions, preparation and storage of photographic material, in accordance with the price list stated in the general terms and conditions of the real estate company, so that the tenant, at the advertised rent and lease term, pays a one-time fee for additional services of EUR 3,576 plus 22% VAT, for a total of EUR 4,362.72.
